If you want a realistic experience read this review.....
I lived here for about a year. Things started out pretty good but went downhill. Overall it's a pretty nice complex but things fall short like any other apartment complex. The location is absolutely perfect - tons of shopping nearby. Anything you need - Home Depot, Costco, Best Buy, Clothes, Food, it's all literally 1 mile or less.
I had the base floor plan (Studio), basically a 1 bed without doors and one less closet. My intro offer equated to about $1420 base rent, which was a deal for the location. It's a nice complex. Prices have definitely gone up since then, to be expected. It was brand new construction when I moved in, they needed to occupy the building. I had quite a few issues upon move in - completely clogged shower drain, kitchen sink drain issues, windows that would drag/not open, the list goes on. Maintenance was quick and made it right.
Problem #1, and this biggest problem with this complex is noise. I understand ANY apartment will have noise, but it's excessive here. All newer construction is shoddy and cheap, but it really shows here. I faced the street (Raintree) and cars were the least of my concern if that says anything. While I do not have leasing data, I definitely had at least 2, if not 3 different upstairs neighbors during my lease. Months 1-3 were dead quiet (there was no tenant above or adjacent to me) and I loved my place. People moved in, and the noise started. Calling the ceilings/walls paper thin is an understatement. Every. Single. Movement. You will hear it. I thought maybe my first upstairs neighbor was heavy set, I just accepted it. I know for fact I had a different neighbor about halfway in, and it was the same problem. I highly suspect I had a 3rd neighbor, same issue. Either way, you would hear a 50lb child tiptoeing. Basic footsteps will keep you awake and will cause creak/flex in your walls that you'll hear. Forget about people running or setting items down - it will literally shake/rattle items in your apartment that aren't heavy furniture.
Continuing problem #1 - Noise - adjacent neighbors on the same floor that you share a wall with, you'll have the same issue. I'd feel items in my apartment shake when they closed their front door. The wall are PAPER THIN. My neighbor would watch movies (I know because I could hear the entire thing), I felt their TV's sound in my feet as I sat at my desk. I did try to knock on their door a few times with no response, however I realized that I couldn't even hear anything from their front door as I knocked. If I can't hear it from their front door, I shouldn't feel it in my bones while I'm in my bedroom. To Huxley's credit, I never complained as I knew this is just the nature of the building and nothing they can or would enforce. Be warned, you will hear and feel noise from your neighbors if they play their TV or sound system above whisper quiet levels.
Problem #2 is definitely management going downhill. Greystar initially leased the building, and they actually maintained the building very well. As much of corporate trash as they are, it was above expectations. Thing definitely went downhill once Pillar took over. Hallways aren't as clean - between carpets, walls, etc. The hallways went from smelling fresh/good to smelling iffy at best. I noticed a ton of stains on the carpets and walls within months of Pillar taking over. The trash area for residents went downhill too - it was the cleanest trash room I'd ever seen and it reeks in comparison now. The hallways leading to my apartment reeked of pot...I am pretty tolerant of it but these people were blatantly using it inside their apartments, not just on their patios. I don't even use amenities like the Pool or Clubhouse, I can only imagine those have suffered too.
I will note that the property manager Dustin was extremely professional and good to me every time I dealt with him - this just comes down to poor construction and management companies cutting costs.
It feels unfortunate that I have to leave this review but I have had the most unpleasant living experience at Huxley Scottsdale. I have actually lived here for about a year and I have chosen not to renew my lease and do not recommend this apartment community to future residents.
I will start with a few pros as I have worked in Property Management for years and know how things work from both sides and can speak in a manner that others may not be able to.
The apartment community is kept clean, and there are nice amenities. The pool is pretty small, but I also even enjoy the proximity to a lot of other places.
As far as everything else that’s where it stops for me and I will say it is absolutely not worth the money.
Noise, has been one of the biggest issues since I have been here. Be aware that if moving here you will experience excessive noise in almost every apartment location. I actually paid an extra $300 to avoid noise because I had my initial apartment located on Raintree and as someone else mentioned you hear racing cars constantly and loud trucks and things of that nature so I moved to a different location and was pressured into a much larger apartment (and by pressure the manger switched it without me viewing it and confirming it) and funny enough I can still hear all of that in addition to the pool noise.
I’m aware when living interfacing the pool will be heard and the surrounding amenities and I am not as bothered. However, the issue is there are pool hours that are not enforced and if you think the windows will drown out any noise you’re mistaken. People are in the hot tub at all hours of the night and the pool and it’s never enforced one bit. So I would avoid a pool view and a Raintree view.
But my biggest issue I am writing this review in regards to is the excessive noise I have dealt with from my neighbor the entire time I’ve been here. I understand apartment living and this goes beyond that. He slams doors and drops things and pounds on my floor to the point my ceiling vibrates and my glasses on my bar cart shake. He has kept me up several nights and wakes me up in the morning and all this time there have been only verbal warnings and his behavior has been the same. To avoid going into further detail and making this review even longer than it has to be.The staff has come in to my apartment and heard it first hand and even heard videos yet nothing has been done by both management companies. Luckily my lease is ending soon and I can move and get my peace of mind and some sleep back.
So if you cannot live on the 5th floor here you’re absolutely doomed. The previous leasing consultant even complained about the noise above there desk. Even walking in the hallway you can hear how loud it is for the people walking on the floor above you. When I came here after the place had only been open a few months the entire fifth floor had been rented. I had been promised transfers and everything else and none of that ever happened. There is no carpet which I initially liked, but realized it just enhances the noise since there is no insulation. Also, when it comes to excessive noise usually a resident will get a written warning after several verbal ones and that usually changes behavior, but this resident did not after 11 months. This was one of my most UNPLEASANT living experiences and I paid over $2000 for a one bedroom.
I highly recommend going somewhere else where you can live peacefully, have a staff that cares about your living experience, and that doesn’t cost so much for what you get. This place is supposed to be luxury and you don’t even get a fridge with a water spout. Also, several things have kind of fallen a part or tarnished in a place that is less than two years old. And I am the first person in my apartment. I know most apartments aren’t made well I’ve worked at a few brand new communities, but this is my least favorite I’ve lived in.
Also, if you’re a POC. Especially not passing then I would not come here either. There is a lack of diversity and you will feel a lot of discomfort.
