Over the past several years, we have enjoyed multiple opportunities to work with Allie Desroches (Project Manager) and Kelly Espinosa (Leasing Manager) at Ultimate Properties in Peoria, Arizona. Together, Allie and Kelly manage our real estate portfolio of single family homes in the west valley of Phoenix.
We communicate with both Kelly and Allie regularly by email and phone calls. We also schedule an annual in-person meeting with these two ladies. All of our interactions with them have been thoroughly professional, productive, and pleasant. Each has a very strong work ethic, excellent attention to detail, and superb customer service skills.
We feel lucky that Allie and Kelly are our "go to" team members at Ultimate Property Managment, because we know we can count on them for consistent, high-quality follow-through.
Property management is a tough role to play; both Kelly and Allie are consummate masters of it. We recommend their services without question.

I spoke with Debra at a Surprise market about doing some marketing for Ultimate Properties and she was so pleasant. She said they are always open to new ideas and was very helpful in providing information for our company.
I contacted this property to see if they took the voucher. They do because of city that the home is in. No one can deny the voucher that became law within the city start of 2025. However, I was informed that applicants must also earn two times the rent in additional earned income, separate from the housing voucher.
For a unit renting at $2,500+, this policy would effectively disqualify most voucher holders, as earning that level of income would typically make someone ineligible for Section 8 in the first place.
This requirement would also exclude applicants whose primary income comes from SSI, SSDI, disability income, or veteran benefits, as these programs do not provide income at two times market rent levels.
I’m glad I asked detailed questions before paying the non-refundable application fee, because this policy would have resulted in an automatic denial.
I recommend that future applicants especially those using housing assistance request written clarification of income requirements upfront before applying.

Very disappointing experience. We fully complied with all move-out requirements and paid for professional cleaning and carpet cleaning, yet the majority of our security deposit was withheld.
The charges assessed did not match the condition of the home and were not supported with clear or sufficient documentation. Despite submitting a formal dispute and providing receipts and photos, the issue was not resolved fairly.
I strongly recommend documenting everything and being cautious when renting through this company, especially regarding security deposit handling.

⚠️ Rented an Uninhabitable Home & Refused Lease Termination

I am sharing my experience with Ultimate Properties so other renters can make an informed decision.
I rented a home managed by Ultimate Properties and initially experienced a roach infestation. While they eventually addressed the roach issue, the process felt dismissive and required repeated follow-ups on my end.
Shortly after, a much more serious issue occurred. There was significant damage to the walls and ceiling, requiring major demolition and remediation. Entire sections of the wall and ceiling were opened, insulation and framing were exposed, and industrial drying and remediation equipment was placed throughout the home. Plastic containment barriers were installed, and electrical wiring was left exposed.
At that point, the home was clearly not habitable.
Because of the unsafe conditions, I was forced to move out early and could no longer live in the property. Despite this, Ultimate Properties has refused to allow me to break my lease, including for December, even though I am not living in the home and the unit was actively under remediation.
I am a tenant who paid rent in good faith, and I should not be financially responsible for a property that is unsafe to occupy. The photos attached show the condition of the home during this process.
I strongly urge Ultimate Properties to reconsider how they handle habitability issues and tenant rights. Renters deserve safe, livable homes and fair treatment when serious structural and environmental problems arise.
Responding to coment below- Since you dont want to respond to my email sent to you all about the light bill from all the equiptment running 24/7 for days in December. I need to correct several inaccuracies in this response. I did allow access to the unit on multiple occasions. The reason work was not completed is because the contractors stated they could not proceed due to my personal belongings being in the affected area, not because I denied entry. At no point did I refuse access, I was present and cooperative.
Additionally, the wall in question remains open and unrepaired to this day, despite repeated notices and follow-ups. This is not a resolved issue.
Regarding the keys: I am still in possession of the unit because management has refused to allow me to terminate the lease, even though the property has been uninhabitable. I have continued paying rent, including December, while this situation remains unresolved.
I have documentation, photos, and records supporting everything stated above. My intention has always been to have the issue properly repaired or to be released from the lease, not to delay or prevent access. I can go to the house today and post updated pictures how this wall is still exposed. How no one will be able to even sleep in that room due to this! Are you all waiting to keep my deposit to fix this? I was even informed that I would be charged for multiple trips, despite the fact that the issue was never resolved and the property remains in an unsafe condition.
What is most concerning is that while the repairs remain incomplete, management has focused on billing and charging me rather than resolving the habitability issue. I have continued paying rent, even while the unit remains in this condition.
I am sharing this so future tenants are aware of how maintenance issues are handled and how responsibility is shifted rather than resolved. Look at how they’re so focused on taking more money from me a single mother of 4 kids. Who works 7 days a week, but you all picked the RIGHT one, I am the daughter of a God who will take care of anything harmful done to me and my finances. You will see.
