Where do I even begin, firstly, Cody and Victoria are excellent and have always been helpful. The black girl is a bit rude and doesn't seem to care as much. However, the upper management of this company clearly doesn't know what they are doing, myself and many fellow residents consistently have complained about bugs, mold, and a lack of maintenance yet they never have anyone on retainer to solve issues. Not sure if they have soured their relationships with local services or if they refuse to pump funding into the property, regardless; it seems whoever is above Cody is wholly incompetent and refuses to address any of these issues. Watch out folks! Although the staff is amazing, it seems their management will be running this property into the ground any day now. Shame on you "LMS Properties"!!

If I could leave zero stars, I would. This place is full of mold!! The unit was full of mold in the vents and AC handler not to mention the walls had mold that had been painted over. Every item of clothing we moved out had to be washed multiple times to get rid of the moldy musty smell. All the cloth furniture had to be steam cleaned and slip covers washed to get rid of the smell in those. We wound up discarding all the rugs due to the smell. FYI, Alabama has no laws governing mold in residential buildings only commercial buildings. The maintenance response time is slow; AC filters are not routinely changed. The AC filter was black upon move in. Also, the smoke detectors had DEAD batteries upon move in and testing of them. Yes, per the lease changing the batteries routinely is up to tenant, but you would at least hope that they were working upon move in. The fact that the batteries were dead at move in tells me maintenance did not even bother to test them for a new tenant. Once the hallways flooded in heavy rains, and the puddles were to left to dry without being mopped up which created more mildew. The staff was not very competent and turn over rate was ridiculous. It took almost 90 days to the day for the security deposit to be refunded. The lease ended July 11 and the refund was received Oct 10. Speaking of security deposit refund, if you choose to move into one the units, keep a copy of the form where all damages are noted at move in. They lost ours which we discovered shortly before move out. Thank goodness, we were not charged for damages that were already there upon move in (for a small example- one bottom kitchen drawer would not even open but there were other damages noted at move in as well). The pool was often closed during the year that we rented. The propane gas tanks on the grills were often empty and/or grills not working. My advice is to keep looking and do not settle for one of these units.please see the mold found upon move in. We conducted home test kits for mold. Some were swabs taken from surfaces and some straight air growth. Take a look at the swab after one surface stroke and the petri dish of molds grown in our unit. In response to the staff’s response to this review:
They state wish they had the chance to make things right while we still lived there; however they were given multiple opportunities. The staff and maintenance were made aware of the mold and mildew issues many times both verbally and in writing. All of these photos posted were shared with staff via email. They were also made aware that we had to run a whole home humidifier (causing higher power bills at our expense) because clean clothes and linens in closets and drawers stayed DAMP constantly even after being properly dried at time of laundering. Maintenance did replace the moldy rust vent covers/grates and sent maintenance guy over with a little Clorox and a brush BUT did nothing to professionally address root causes for mold. Air ducts were not cleaned as asked for repeatedly. They never sent professional services other than a little Clorox by maintenance man for mold removal. They were also made aware of preexisting health conditions and medical grade equipment used and stored in the unit that could not and should not be exposed to mold and mildew. Thus health decline was present and a constant while living there.

Me and my girlfriend Move in at the end of august and it was the best moving experience i had yet. I live inside the leasing office building on the 2nd floor and could not be happier. Pool, Gym and plenty of places to walk around. The apartment was quite spacious especially for 2 (850 sqft) and super clean. Victoria was also super helpful with the entire process and really helped us out to make sure we had a good experience moving in and that the apartment was ready to go.
The Brookwood is open Monday through Friday from 10:00 AM to 6:00 PM, and on Saturday from 10:00 AM to 5:00 PM. It is closed on Sundays.
