- MMMboundDec 2, 20241.0Not a good experience. Spoke with a Sr Loan Officer on phone before doing the application to explain that I was moving from FL and not exactly sure what area of AL I was moving to, so obviously didn't have any income until I settled down somewhere. The loan officer told me that shouldn't be a problem as I have an 800+ credit score and more than triple the amount of money in my bank account to cover the loan. Plus I'd be paying ~60% of the property cost down in cash. I just didn't want to pay the entire thing in cash so I could have money set aside for the home build. All this was explained to the loan officer, and assured it shouldn't be a problem. Well, ultimately it got denied for no income because the loan officer was supposed to speak with the loan dept beforehand regarding the situation, but was out sick, so another employee ran the application anyway. I spoke to the Sr Loan Officer on the phone again after the denial, and she said there's nothing they could do once it's been processed. I was advised to pay cash for the land, get employment, and then come back to them to re-apply. No thanks. Frustrated because they just didn't seem to want to make it right or re-run it again after she explained the situation... and now I just have a ding on my credit score for no reason. If I were told from the start that it would be a slim chance without income, regardless of situation, that's one thing... but that just wasn't the case.
