    The service of this bank has really went down. I have been banking with them for years. When the town was small, the lady I worked with would always approve my laon application for whatever amount I applied for. The ladies that work in the branch offices are always pleasant. But when it comes to getting a loan the so called underwriting, in my opinion there is only two groups that are being approved foreigners and hispanics. My credit score was above the requirement. I explained to them before the loan was asked of my situation with Rocket Mortgage which had caused a negative impact on my mortgage payment history. Yet, I get a call for a 3rd party verification of a two year payment history just to be denied. I was told a lie about my properties. I was told since they was connected I couldn't get a loan on the empty lot. Texas laws when in fact: Yes, you likely can get a loan on your non-primary residence property in Texas, but you'll need to work with lenders offering specific options like land loans, investment property loans, or portfolio loans, as Texas homestead laws restrict home equity loans to your single main residence, requiring you to designate one property as primary and the other as non-homestead, often through a non-homestead affidavit, notes Amplify Credit Union and Doss Law, PC. Key Considerations & Steps Designate Your Primary Residence: You must legally designate one property as your primary homestead for tax and lending purposes, even if you live in both sometimes, says Rocket Mortgage. Non-Homestead Affidavit: For the property you want to borrow against, you'll sign a sworn statement (non-homestead affidavit) disclaiming homestead rights and claiming them for your other property, allowing lenders to secure loans on the non-primary home, according to Doss Law, PC.     have been a customer for 7 or 8 years. moved my business account because the fees were crazy. if it weren't such a pain to switch I might close my personal account, too. I have on occasion sent packages to Prosperity when they were urgent and needed a signature, as the location of my home provides no opportunity to sign for packages. Today I was told that it wouldn't be possible to do that - rather than take responsibility they blamed it on the mail services, saying they would not deliver my mail to the bank. Obviously management made a poor decision injecting that lie, as I've had several packages delivered there in the past without an issue. Sad!

    The manager Jeff doesn’t know how to solve issues like an adult and feels the need to be extremely rude to customers and renters who rent parts of buildings from the bank. My family and friends will be closing accounts and never going back.
