I recently had the Worst experience with Gareth Chan and one female branch manager at this bank in my history dealing with banks in Canada!!!
We encountered two major issues that I believe require your immediate attention.
1. Failure to Disclose Penalty Fees Until the Last Minute
Gareth initially proposed combining our mortgage—coming up for renewal—with our existing line of credit during our first meeting in 23 days in advance of the renewal deadline, offering what appeared to be a more favourable interest rate. Throughout the discussions, he never disclosed that this option would trigger a penalty. We only learned about the penalty on the day we were scheduled to sign the documents, despite already having completed a property appraisal and having a lawyer prepare the necessary paperwork.
To make matters worse, both Gareth and his manager attempted to pressure us into borrowing an additional $20,000 in order to have the penalty waived. When we questioned Gareth why this was never mentioned to us during prior meetings, he confirmed a few times that he had misunderstanding of the nature of this fee and also, he’s unclear of what this fee was and when it should be applied. This approach felt coercive and entirely inappropriate. Had the penalty been disclosed upfront, we would have made a different decision and avoided unnecessary time, effort, and legal costs.
2. Misleading Information About Renewal Timing and Interest Rate
After the last minute penalty disclosure, we decided to proceed with a straightforward mortgage renewal instead and offered to sign the documents any day before the renewal deadline. Gareth claimed he has limited availability and booked us for 4PM on the last day of our mortgage renewal deadline. At the 4PM appointment with Gareth on the final day before our mortgage deadline, he informed us that although he could process the renewal, we would be charged at the default interest rate of 8% for the first month, not the agreed upon new rate. His justification was that this was “expected” because we did not renew more than 30 days before the deadline—something he had never mentioned at any point in our earlier conversations.
This left us with no choice and no time but to renew our mortgage through the TD app at the last minute.
Overall Concerns
The entire experience demonstrated a concerning level of lack of product knowledge, unprofessionalism, poor communication, and unethical from both Gareth and his manager. Critical information was withheld until the last possible moment, and we felt pressured and forced into making decisions under unfair time constraints. This is not the level of transparency or customer care we expect from TD Bank.

I have to be fair as I wrote a 1 star review earlier this month and now I should write another 5 stars review. I am glad that TD took reasonable steps to fix my problem. Special thanks to Branch Manager Mr W Lim, and also his colleagues, he always reminds and makes sure his staffs checking every steps, understand what I need right a way and solve the issues without excuses. Truly appreciated.
