    Flagstar is holding a check that I deposited last week until next month. This company is shady.They are dishonest, and they are dishonorable, and I am going to pick it every single branch every single day until I get banned from every single property or I die

    Absolutely the worst mortgage lender. All I wanted to do was to pay off my equity line. 8 reps later and 60 days to do it. They were in the middle of another lender taking over their servicing. Probably a good thing as they had no clue! Ended up with 8 different answers and an extra month of interest. Borrowers beware!!! They are horrible. Go straight to Mr Cooper and spare yourself the grief of working with Flagstar!

    BEWARE OF FLAGSTAR BANK - VERY SHADY: This is the worst experience I have ever had with any type of lender. I will lay out exactly how they bamboozled me out of both finishing up a partial release and money. I worked with Emerson Davis Byrn of the Collateral Management department. I had to do a partial release on a property. Once I initiated this they put me in a queue for MONTHS. Everytime I emailed they would just say, it’s in line and someone will reach out. This took months. Finally after around 6-7 months they got back to me and asked me for countless documents that can easily be pulled up from the county. After more months of going back and forth and getting every single document they requested, it was finally time to appraise one of the properties. Emerson Davis Byrn told me to pay for an expensive appraisal to finish the process and we HAD to go through their appraisers which was suspect. The first appraiser they assigned claimed they showed up, and we weren’t there…yet we didn’t receive a phone call and they were 15-20 minutes late, so they marked it off as a no show when they were late. We got it rescheduled immediately and asked for the appraiser to keep up communication to ensure we just get this done. The appraiser shows up finishes the job. Apparently Flagstar took another 2 weeks just to receive the appraisal that was needed to release the properly from the loan (that was added by mistake from the beginning). This is where Flagstar does something INCREDIBLY SHADY. We get the notes back of some small things that needed to get fixed by the appraiser. Easy for us. But then in the same email they tell us that our loan is being sold to a new creditor so now we need to start the whole process over again with them. We were doing this process for almost 2 YEARS and the moment we got back the appraisal and small things to be done they sold the loan to a new creditor and they said it would be done in a week. So they told us to pay for an expensive appraisal, wait almost 2 years to finally get this done, and the moment they receive the appraisal (which showed great value on the loan) they immediately sold the debt to a new creditor which nullified all of the work we had done for almost 2 years. We are now consulting legal about the legalities surrounding this. To make matters worst, when I replied to Emerson Davis Byrn about needing a follow up and to explain to me what’s going on she ghosted my email completely. No call, no email, nothing. All this work sets us back almost 2 years and I was given no heads up that this was happening, no one told me anything about this so I had no chance to prepare. My assumption is this is a dirty trick these lenders do so that they can keep collateral of more property under a loan, if they see that some of the loan collateral will be removed then they sell the debt (which looks good on paper) to another creditor who will need to deal with it. If the lenders don’t properly provide information about this process and that we are finishing up a partial release as part of their due diligence, they can be held liable legally as this is illegal. Still to do this day, I have not heard a word from Flagstar Bank or Emerson Davis Byrn who’s a Collateral Management Analyst with Flagstar Bank. Nor have I been refunded the appraisal costs for appraising something when they already were in the process of selling the loan to another creditor. This is the dirtiest bank, and most disgusting service I have ever dealt with. Stay FAR AWAY from this institution and Emerson Davis Byrn.

    Absolutely worse bank! Out no where they started sending our bank’s payments back instead of applying it to the loan! So we have to go to the website to make the payment! Did it again two more times and now can’t even pay on line! They say to mail a cashier check! Huh? That’s what our bank has been doing! Now they show us 30 days late cause they keep refusing payments! Don’t even understand the logic of this!

    I swear they were trying everything possible to not do my loan. I am so glad we are changing lenders The automated response is so insincere. My intelligence is far more advanced than this type of technique. I just don't appreciate people making me jump through hoops when they knew they didn't want to do the loan and that just stressed me out.. shame on them They need to be up front and very unprofessional and I would never recommend this bank to anyone
