  We hired Guardian Roofing, Gutters & Insulation in mid-October 2025 and paid about $17,000 based on their assessment that their work would resolve our roof leak issues. Skylight replacement was discussed as “nice to have,” but not required; we relied on their recommendation and proceeded with the agreed scope. On Nov 1, 2025—the first significant rain after the work—we experienced a severe leak that started immediately during the rain and appeared in new areas of the home (including the living room) that had never leaked before. This caused interior damage (ceiling cracking/water intrusion/moisture concerns). After that, there were many follow-up visits (10+). The leak only stopped after a temporary tarp was placed around the skylight area. Despite this, the company later shifted to blaming the skylight as “end-of-life,” characterized repairs as “goodwill,” and would not proceed with certain diagnostics/remediation unless we agreed to their conditions (including signing a liability waiver for damage from a water test and/or paying change orders). They pushed a paid skylight replacement with weeks of lead time. We expected a warranty-backed resolution and a clear root-cause fix. Instead we were left with ongoing stress, significant interior damage, and no satisfactory remediation. I cannot recommend based on our experience.

  We received three quotes from different roofing companies and ultimately chose Guardian, working with Jimmy Brown. From the start, Jimmy was extremely knowledgeable, trustworthy, and professional. He took the time to answer all of our questions and address our concerns, and he was very thorough in assessing the issues that needed attention. My husband and I are very happy with our decision and confident we made the right choice. I highly recommend working with Jimmy!

  Luis Avila from Guardian Roofing, Gutters, and Insulation is a chimney wizard. After the storms we experienced recently, our roof started leaking. Nathan and Johnny from Guardian (charming roof experts) thoroughly inspected the roof and attic and gave me the bad news that our chimney was the source of the leaks and would have to be rebuilt. It was our good fortune that Luis, and his partner Adalberto, were assigned the job. Their work ethic is exemplary, their attention to detail and craftsmanship superb, communication was great, and clean up was done completely. Luis’s expertise has left me with the peace of mind that all leaks are fixed and I have a beautiful chimney too! Phase 2 of the job will be gutter cleaning and moss abatement, and I know my roof will be good to go for years to come. Guardian Roofing is the company to call if you want the job done by experienced professionals who take pride in their work!

  I contacted Guardian Roofing in Auburn to partner on an emergency job for a mutual client—an elderly couple in Kent, WA—after our company had already been contracted to handle the water mitigation portion of the loss. At the time Guardian was contacted, our company had already placed a tarp on the roof and installed mitigation equipment inside the home. We provided Guardian with all customer details strictly to handle the roof repair portion of the project. Instead of acting as a professional partner, Guardian contacted the homeowners directly and convinced them to switch mitigation services, effectively taking over work that was already under contract with us. Given the age and vulnerability of the homeowners, this behavior is especially concerning. This was highly unethical and unprofessional, and not how reputable emergency service companies should operate. Partnerships require trust, and Guardian Roofing demonstrated that they do not respect professional boundaries or existing agreements. Based on this experience, I would strongly caution other contractors and customers when considering working with this company.

  Ron was very easy to talk to and had a no nonsense approach. Looking forward to getting the work done. Our work is complete and we couldn’t be happier . Ron B came out in the pouring rain, took over 70 pictures, explained thoroughly his recommendations and explained how the work would be done. We had no surprises. Francisco L and his crew came out exactly when he said they would, made sure to protect our Christmas decorations, worked very hard for 3 days before Christmas and two more after Christmas. They worked past dark each day and still cleaned up before they left. They even came back the morning after they finished to make sure everything was cleaned up properly. The entire crew were polite, professional, and very pleasant. After Francisco and his roofers were finished, Daniel R and crew installed pur new gutters. Once again, extremely friendly, polite, and professional. Our house looks fantastic, thanks to Guardian and crews. They deserve more than 5 stars. Thank you, everyone we dealt with at Guardian!!!!
