    My experience with Stanley Martin Homes has been extremely disappointing, and if I could give less than one star for quality and build, I would. The construction feels rushed and poorly executed, with noticeable defects and a lack of attention to detail that you simply don’t expect when investing in a new home. Issues that should have been addressed before closing were either ignored or patched superficially, leaving me to deal with recurring problems that reveal just how little care went into the workmanship. For a company that presents itself as a reputable builder, the actual quality of their homes tells a very different story—one of shortcuts, frustration, and buyer’s regret.

    We had a short important punchlist before closing and were assured that it would be taken care of. As a former contractor and builder, I was hesitant that I should close. After being told adamatly that everything would be finished timely, That was a big mistake, aafter closing in December 2024, it is now late June 2025 and I have been ghosted from the " managers" responsible to complete my punchlist and been ignored and lied to or never recieved a response from Stanley Martin managers. None of the original December 2024 punchlist items have been remedied and the people I have been in touch with are not responding.

    Leading up to the sale everything seemed to be going well. The team was communicative and responsive during this period. However, the inspection the week before closing (July 2020) was rushed and the condo was filled with 10+ painters, most of whom were not wearing masks. Also, the sales team told me to get the wrong insurance which lead to a charge from the lender that acquired my mortgage from First Heritage (the Stanley Martin recommended lender). I took 2 days off of work and spent 10+ hours project managing the fixes for the 60 day inspection. I tracked everything that needed to be done in detail as the Stanley Martin representative did not have an electronic way of doing it and ended up using my Google doc. Some of the contractors were no shows, some ended up coming back multiple times, and some of the work triggered other work as each contractor basically did 1 thing. In the end, the repair work was mediocre and the time / effort to manage it was not worth it in my opinion. If I had to do the 60 day fixes again, I'd use contractors I trust and have them do a majority of the work. The reviews for Smartcom, the Stanley Martin selected contractor for smart home technologies, and SFMC, the Stanley Martin selected HOA company, speak for themselves. Check them out before deciding to use Stanley Martin if they will be involved. In summary, I like the design and location of my place. However, the build quality is mediocre and there's a clear lack of attention to details which is a shame given the price. The warranty work was poor to passable at best and was an inefficient use of my time. The Stanley Martin selected HOA is unresponsive and inept. Overall, I would not recommend Stanley Martin. EDIT - Almost forgot to mention that friends bought a place in the same development from Stanley Martin and they did nothing for the referral. The same friends were referred to a local dentist and the dentist sent a thank you card and starbucks gift card. UPDATE 1 - Our balcony door was leaking and also rotting within 2 years of install and both the balcony and terrace door are going to need to be replaced after only 4 years. I tried to maintain them and fix them but it still wasn't enough. This is problem is widespread in our community and I've verified that all of the condos in my row are having the same issue :( UPDATE 2 - After a few years of trying to figure out why the CO2 levels were high in the house despite having the fresh air intake running 24/7, I decided to trace the pipe and measure the air speed at the intake and this is what I found.... Stanley Martin installed an exhaust cover and attempted to tape it open, which didn't work. So, this whole time we haven't had fresh air coming into the house :(

    We are having so much trouble with the newly built home. Since we moved in 4 years ago, there has been two serious roof leakage (in the second and the fourth year), but they are not taking any responsibility. Very poorly constructed home.

    Stanley Martin is an excellent company to work for and a very good builder. They put value in their homes. Their staff is always very responsive, courteous, and a pleasure to work with. Highly recommend!!!
