    I honestly will never buy a Stanley Martin home again. I don't even know where to start. There are some shining stars that work here, namely Josh and Forrest. Andy Royer on the other hand, I wouldn't trust to run a lemonade stand. I have tried my best to refrain from giving a brutally honest opinion, but I have no other recourse. When we first toured the Stanley Martin homes, the sales associates seemed nice and very friendly, they made it seem like this development would receive virtually every amenity that one would expect an HOA development to receive. Fast forward a year later, turns out we would be getting none of them. Sales associates promised a clubhouse, pool, and an exclusive playground that only our development could access, nope, none of that ever materialized and we were even told that it wouldn't be a thing. Save for the playground, which is now used by three separate developments and an apartment complex that doesn't pay any HOA dues. Seems like Stanley Martin needs to retrain their sales associates on the definition of embellishment and exaggeration. My home was one of several to have concrete in our pipes, I found out shortly after moving in. A chunk of my garage needed to be removed and repaved, because the blockage in the pipes was so severe that they had to dig up the pipe itself and replace it with a new one. They make it seem like they'll fix anything and everything during your one-year warranty, but nope, they'll just stonewall, pretend an issue is no big deal, and just put it on the back burner until you stop calling. Andy, ignores emails/phone calls from homeowners, and looks at concern, tells you its no big deal, disregards your concerns, and basically takes advantage of the fact that most homebuyers aren't as experienced in this field, or well versed in what to look out for. My drywall service was atrocious, I had marked all the nail pops with blue tape beforehand, and pointed it out to the contractors. Not only did they arrive late, but they left and told Andy they were "finished with everything" as soon as I left my wife and child to go to work. I had thought that they would return, since that's what they've done with other homes that couldn't be finished in a day, but nope, I email Andy several times over the span of a few weeks, only to have him tell me that his crew stated all the work was complete and that was it. I emailed him back my concerns, just to have him ignore it, like he does with everyone else's. Regardless, the drywall service was atrocious, these contractors did a piss poor job, as many other people in my development have stated. The nail pops are all over my house now, and honestly it's a testament to the shoddy work done by contractors who are paid by the job and don't take pride in the work they do. I have a neighbor on my block with a leaking HVAC unit in their basement, they have told me that Andy has not responded to their emails/phone calls in weeks. Another neighbor has told me that Andy and his crew forced open her garage door to pave the top coat of asphalt on their driveway, which was seen by multiple neighbors. When my neighbor confronted Andy about this, he straight up lied and stated that her garage door wasn't forced open nor was there any attempt to do so. Another thing, is the consistency in the features of these homes. I am one a few homes in this development without a keypad on my garage. I was told that it wasn't in my "package". I was never given a package, and these homes were no longer customizable. Seems like Stanley Martin just slaps these homes together and doesn't perform QC on their sub-contractor's work. My is also one of the few homes to not have electrical canopy covers to add in light fixtures over my island. My neighbors, who bought the most basic models in our development have them. When I once again asked about it, I was told that it wasn't "included" in my "package". Honestly, it seems like it was forgotten and no one bothered to do the right thing and correct it. Now that I'd like to put one in, I'm told how expensive it would be.

    I would not recommend buying a new construction home from Stanley Martin Homes. From the start there was something off about the team: They are overly eager and lack an amount of humility. The process of building the home was set back multiple months. They promise things and then act like they never said that when they don't deliver. If you are unhappy with their work, they will actually try to bribe you for a good review. The area is nice. The groundwork is pitiful with poor grading. The layout and bones of the house seem fine, but the finishing lacks an obvious amount of care. If you are to buy from them, do not expect a new construction home that will allow you to be carefree for 5 years. They were unaware that the water pressure would be underwhelming and told me half way through the build that a pump would need to be installed. Low and behold, 6 months into ownership, the pump continuously shows an error. Following evaluation, it was found that it was broken during installation. It required an entire new unit, that was not covered by warranty due to improper installation. The HVAC units that are installed are not scaled to the size of the houses. I WOULD NOT, buy a four story house from them as you may as well never go to your fourth floor during summer. I think it speaks volumes that not even their caulking team does a good job and you will be recaulking your shower after a year and a half (let alone they grout between the tile and tub and then caulk over the top, which I think many would disagree with). Upon reflooring the space, there were clods of red clay deposited under the carpet across the subfloor. Truly an unprofessional company with concerning business practices. If you want to buy a house that needs to be fixed up copiously, you can buy a new construction from stanley martin. I would, however, recommend buying one that has been lived in and fixed, or just buy a home elsewhere. They may build a house, but they might as well be flippers.

    This is my 2nd review of Stanley Martin homes. (Which I left on Facebook, but seems they have removed the review option from their FB page) It was specifically about the warranty program. We had some issues back in December, mainly with scheduling repairs and workers either not showing up, or showing up without the means to complete the repairs. I wrote a review on Facebook then, and was immediately contacted by Stanley Martin, and things finally got moving, repairs got done. Now approaching our 1 year mark. We have our punch list, and have scheduled 3 mornings so far in April to complete these items. 3 mornings of missed work. 3 mornings of no shows, OR we have workers show up, but are unprepared to do the work that day. It’s beyond frustrating. We are missing work, it’s a disruption to our already very busy life. But obviously want the repairs completed. We are currently rescheduled for mid-May. Our service manager has been very responsive, apologetic, and is doing his best to schedule jobs together to reduce the amount of time we miss from work. The problem seems to be with the subcontractors who don’t seem to really care to show up. I’m not sure what the solution is, but it seems to me that Stanley Martin is stretched too thin in our area, and doesn’t have enough good quality sub contractors to deliver the quality they promise.
