I initially had a good experience with this company repairing a toilet. Unfortunately, after accepting an offer for a “free” furnace diagnostic, the experience went downhill.
The diagnostic felt less like a technical inspection and more like a sales exercise, with several misleading or alarmist statements intended to justify replacement. While I disagreed with the framing, I ultimately proceeded with the furnace replacement due to the unit’s age.
As part of that package, they offered additional “free” household diagnostic services. In practice, these have amounted to repeated, high-pressure sales visits rather than objective maintenance assessments.
During a visit to inspect my water heater, I was told the anode rod could not be inspected without fully flushing the tank and that the rod was installed from the bottom of the heater. Both claims are incorrect for this model. The technician made these assertions without first examining the unit. Upon entering the utility area, the anode rod location at the top of the tank was immediately visible. The rod was never removed or inspected, yet I was quoted $600 to replace what is typically a low-cost part.
They also claimed my water softener was not functioning and needed immediate replacement, again without providing any objective testing or measurements. When I explained that salt usage had clearly tracked water demand (which indicates proper operation), the explanation shifted without supporting evidence.
The final estimate presented was in the tens of thousands of dollars. Based on my experience, this company appears to rely heavily on fear-based sales tactics during “diagnostic” visits, particularly when dealing with homeowners who may not be technically familiar with the equipment. I would strongly recommend seeking a second opinion before agreeing to any major work.

Just had my first experience with Dean's. We called them needing a bid for our furnace. Tyler Chalin their technician came out within the hour. He was very professional and friendly. He went above and beyond. You can tell he really enjoys what he does. I would definitely use this company again in the future.

We normally don’t write reviews, but it would be an injustice not writing one this time so no one else becomes a victim of this company. We live in Burnsville, Minnesota. Friday, October 3st. We had a situation in our home , with a backup in our sewage system. After calling numerous companies since the weekend was coming up, we came across Deans Home Services. After desperately explaining to them in detail what the issue was, they assured us that they can send one of their technicians out (Eric Luczak) who was supposed to be one of their top guys to resolve this issue, their technician Eric Luczak show up around 5:00 pm, after showing him the entrance to the main sewer line that is located in our furnace room he went out to his truck and came back with his iPad and presented us with 3 options to unclog our sewer to fix the issue. Erick was cleared that whatever option we choose, our sewer will be unclogged We made it clear that we just wanted the drain unclogged so we can use our bathrooms again so we decided to go with option number one which was $800 dollars. After taking our credit card information he went back to his truck and came back with a machine with a flex hose (not the metal cable) with chains on the end, which basically would just clean the walls of the sewer pipe instead of cutting thru the blockage.
After about an hour Eric came back up and said it’s not working and stated that the next step would be to have an industrial Vac Truck come out Monday morning to use high pressure water to cut through it and if that didn’t work then they would have to demo the finish basement floor to get to the issue and if that didn’t solve they would have to bring the excavator and would have to dig up the yard to see where the blockage was. Eric left that night with $800 dollars without completing the job that he assured us he was going to complete that evening.
Fortunately , Saturday morning, we received a call from Ajax Cross Town Sewer & Plumbing Services (one of the companies that we have contacted Friday) they wanted to know if our plumbing issues was resolved. We told them that we used Deans services and before we even expressed to them what they did, they told us step by step how they LURE people into what turns out to be their SCAM, that is trying to convince you that the “next step” is needed to fix the issue, causing you in your moment of need to end up paying for services that was never needed which could result in thousands of dollars.
Thankfully we were not LURED into going any further. Our caution to anyone is that if you decide to use Dean’s services or any of this company’s with all of their advertisement please be very careful that no matter how clean they look or how professional they sound that you don’t get scammed like we did.
PS : We would never recommend Deans to anyone!

I pay for a Deans club membership which is supposed to get me priority scheduling. Ive now called 4 times in the last 6 months to have Deans come out for various reasons, electric, plumbing gas... And even though ive scheduled on average 4 to 7 to days out, they leave me waiting in the scheduled day and call me late in the afternoon saying they need to reschedule. Last Friday, I called and scheduled a tech to come Tuesday morning to look at my furnace not blowing, they said they'd have some one out Tuesday morning. Well I took a day off of worked, waiting til noon, called them at noon and they assured me a tech would be out this afternoon. They then call me back at 230pm and say they need to reschedule. Absolutely unprofessional to continue to cancel appointments, essentially when they always give you a 4 or 6 hour service window. An entire wasted. I will say though Ive called three times in the last year to get a quote on new work in my house, faucet shut offs, garage heater install... and they typically get a tech out that day or the next, quickly when there's money to be made. Ill also say their prices are astronomical. I got a quote to install a cold/hot water shut off in our kitchen after a remodel with a water line to the fridge. $3500! I bought the parts at home depot for about $80 and installed it myself in about 2 hours, 6 months later not a drop of water. Deans has become an absolute unprofessional company.
