If I could give this company zero stars, I would. Save yourself the headache and speak with an attorney. Based on my current experience with Chicagoland Builders Inc. and Michael “Mike” Rossier for our home renovation (second-story addition, new porch/deck, and major first-floor remodel), we have already paid approximately 95% of our money, and after nearly a year the project is still incomplete and filled with serious issues.
From the start, basic documentation was withheld, no subcontractor invoices, no insurance information, no itemized upgrade quotes, and no copies of our signed contracts. We were misled about material allowances and suddenly told about new restrictions that were never part of the agreement. Even simple selections like tile, gutters, and paint turned into conflicts due to inconsistent pricing, unexplained limits, shifting rules, and broken promises.
Communication has been extremely unprofessional. Phone calls went unanswered, meetings were avoided, and police became involved once his staff member Bill called the police on me while I was trying to get answers, and again when Mike called the police before attending a scheduled meeting at my home. Chicagoland Builders repeatedly failed to attend subcontractor meetings, leaving us to handle unprofessional workers who came and went as they pleased, with no one overseeing their workmanship to subcontractor not showing up because he didn’t provide a down payment or the down payment they receive is for months of unpaid work from other projects. Issues were left unresolved, including a subcontractor using our neighbor’s water without permission, which led to police involvement when we attempted to turn it off after it had been running for an extended period of time.
The flooring has been one of the worst issues. The first-floor subfloor was poorly installed. The C1-grade hardwood that was provided is below the industry standard of Select grade, and it was not properly acclimated. The installation is visibly defective, warping, gaps, buckling, and loud popping. Multiple independent flooring professionals, along with a City inspector, confirmed that it was installed incorrectly. The wrong products were used, subcontractors stopped communicating, and Mike refuses to replace the flooring and claims he will not continue the project unless we “approve” it as-is.
Deliberate delays have affected every part of the project, porch, deck, plumbing, HVAC, bathrooms, kitchen, painting, siding, and more. We currently do not have running water after 10 months. We were initially told the project would be completed within three to six months, and we were called “crazy” for trusting that timeline. We were also told subcontractors could not be paid until we paid more, even though we are ahead on payments. Several subcontractors expressed concerns that they may never be paid and even threatened to place a lien on our home. Throughout the project, numerous inappropriate comments were made to us, including personal insults and remarks with racial undertones.
Despite paying most of the contract amount, our home remains unfinished with no clear schedule or accountability. Because the issues continue to impact our living conditions, we are now working with an attorney and have filed formal complaints with the Illinois Attorney General and the Better Business Bureau. We are also in contact with ABC7’s I-Team to help prevent other families from experiencing a similar situation.
This review reflects our ongoing experience. Based on what we are currently facing and this adding unnecessary stress to my fiancé and my three little kids lives. I strongly urge anyone considering Chicagoland Builders Inc. or Michael Rossier to proceed with extreme caution and thoroughly vet any contractor beforehand.
