  This review is long over due... But every time it rains, I just cringe when I look at our back patio. I'm doing that very thing while I write this review... Looking at my patio covered in water, and my cat huddled in a corner freezing and trying to avoid the water. You know... The patio which is supposed to be covered by a leak proof awning? Here was our experience with this company... Initially met with the man in charge, Vern, after deciding we wanted our patio covered to keep our furniture dry, as well as our outdoor cat comfortable. On the day the awning was being constructed, Vern never came once to oversee the project, or to observe the completed work, which I found odd. After the first rain, it was quite obvious that this supposed leakproof awning, was riddled with leaking areas. When Vern came out to look at the issue, he passed the blame onto cracks in our stucco, and declared that was the root cause. He advised us to get our house painted, and was very sure that would fix the issue. So here we go shelling out thousands of dollars more to get our house painted, and guess what?... Awning still leaks. When the painter was out, he said it was quite obvious why it was leaking, as the awning was simply bolted to the side of our house, and there was nothing in between the awning and our house which would stop water from running through. When Vern came out again to assess the issue, he blamed it on the painter not doing a good enough job, and still refused to admit the awning construction had issues. He basically told me that the only thing he would or could do going forward would be to tear down the awning and refund our money. Since I didn't want to start all over again, I just kept things as they were and told myself I would just have to live with it. Now I think I should have made the other choice, as I've never been and will never be happy with this leaking awning. It's even made me not want to go outside and enjoy our beautiful backyard, because of what now I consider an eyesore. It's just such a shame. After reading other one-star reviews, I want to add that I too experienced the arrogance they described with Vern, and his insulting nature. He made us feel that our "small" job was insignificant and really not worth his time.... Perhaps that is why we didn't see him again until the leaking started.

  I wish I had hired Vern to install my patio cover. We ran into some problems with a patio cover done by another installer, and Vern has been SOOOO helpful. We have another contractor out fixing some problems done by the previous homeowner, and some shady contractors we hired in the past. No patio cover company has been willing to work on a patio cover they didn't install. While Vern doesn't have the time to fix ours himself, he's been an awesome resource for our current contractor. Learn from my mistake - NEVER DO ANYTHING WITHOUT A PERMIT!

  We've been enjoying our new patio and awning for about a month now and can't express enough how much we are thrilled with the results. Vern and crew were fantastic to work with despite some challenges with coordinating across companies for the awning and pavers. Vern was professional, understanding and extremely helpful in initial setup and design considering the odd space and different levels we were working with. Once the time came, it only took Johnny and crew a day and a half to install while consulting with us on any questions they had for things like outlet placement and fan install. Thank you all so much for the great work!

  Absolutely the best possible experience ever. The owner came out, did the estimate and was great. Price was the best we found, I am very satisfied with the final product and the quality of the material. The installers were efficient, professional and left the Work area spotless when they were done. I'd hire this contractor again in a minute and I recommend New Dawn to all of my friends and family.
