The building process with William Ryan is a nightmare. Talk with people in the Fairways at Victory in Verrado before purchasing one of their homes.

My husband and I were looking for a home to relocate from Washington to Arizona. A realtor friend recommended William Ryan at Estrella. Jill was our first contact at Willam Ryan and she was wonderful. The house model we were interested was still being developed so we relied on Jill for all the details about the house. She made sure to go over all the details she knew about the house with us. If she didn’t have an answer for us, she would pick up the phone or sent an email to get the information we need. Jill was very quick to respond to our request, whether by text, email or phone call. She made us felt that we were her top priority. We were able to move forward quickly in the process because of her. We met James during our second visit to WR home site at Estrella. Later on, we had a virtual pre-construction call with James and Jill. James was professional and personable. We could tell that he takes his job very seriously and is very proud of his team and the quality work they deliver. We know that we are in good hands with Jill and James. Our experience with selecting the interior materials was a little stressful. We were directed to meet with an non-WR designer because the WR design center wasn't ready at that time. There were no appliance options given to us so we had no idea what our options were before our meeting. We also had no choice to upgrade for specific areas of the house. It was either you get the same cabinets, the sampe counter tops for the entire house, or nothing. If you are looking to make upgrades, know that your cost may go up because of the "all or nothing" limitation. There were no software program to help us visualizing the look of our selection for the house, we could only look at individual piece of the tile, or a small piece of counter top material at the design center. Needless to say, I'm still a bit nervious about how our design will turn out. The designer had to work with nearly 100 pages of itemized list for pricing. This manual process was very time consuming, although she generously gave us a full day for the appointment, we still ran out of time and had to set up a a virtual call with her to finish our design 1500 miles away. For a builder buidling "smart homes", it would be nice to "modernize" the design process to optimize your customer's experience. If there would be one thing we could change, it would be the WR’s pick for the third party vendor (iWired) for the house’s pre-wire and automation. This company has terrible reviews on Yelp. After our initial call with their design specialist, we didn’t receive the design draft and pricing quote until nearly three weeks after. The design specialist was very pleasant to work with and the reason for her delayed delivery could be that she was overworked. We found another local company (Modern Home) that we liked. They have great reviews on Yelp and were very responsive and professional with us. Unfortunately, we were unable to used them. I don't mean for the tone to be negative abour WR. All peoeple that we worked with during the process were knowledgeble, professional and personalble. The current state of economy, real estate market and labor/materials shortage certainly introduced challenges like never before on companies and individuals to navigate. Overall, our experience has been very good so far and we look forward to enjoy our new home in Arizona.
