  Lazy and Incompetent. I have had many closings before and I have never encountered a group so lazy and incompetent as this one. I'm going to try to summarize everything in a short and concise manner, but this review cannot even begin to scratch the level of incompetence they exude. I wanted to take some equity out of one of my properties to restructure some business debt. I had scheduled a mobile closing, but was told the day before the closing date that they didn't provide mobile for that particular type of closing, so I would have to go into their office an hour away. Sounds like a bull manure of a reason. The closing would be delayed because they wouldn't do mobile as originally planned. I panicked because I was supposed to be leaving the country. I asked if I could do a power of attorney. Again, apparently my type of loan wouldn't allow it. Probably another bull manure. Then, again at the last minute, they told me I could only wire money or buy a bank check for the closing. My banks don't have branches in Texas, so the closing again was delayed. At closing, someone else sat in for the person with whom I had been working, which was fine had she informed this person about my situation. Not only did I have to explain again about my bank being out of state and that I was leaving out of the country, but she was so unprofessional as to discuss my personal finances with the office door opened with other people listening in the waiting room. She also told me that I had to deliver the checks from the closing to the debtor because “she doesn't have time”. Then, she kept telling me (with the door opened) to provide a receipt once the debt was paid. She told me repeatedly as if I were going to run off to Mexico with my own money. I will be picking up these checks to deliver not because it's my responsibility (after all, this is what I had paid them to do) but because I do not trust these people have the competence or the work ethic to do what they are paid to do. Stay away from them to save yourself the headaches.

  Update below! Waiting on a closing that had back taxes, but was insured. However, we owe taxes from 22&23, Closed on 3/2025. Once we get an update this review will get an update. As of today, I've received nothing, after emailing 3 weeks ago requesting an update. At this point, although we were insured, they've ignored us. As long as they didn't mess up their great, otherwise they take it out on their customers for oversight on their part. "Update::!!" First American Title Company reached out to me and apologized. The insurance made it right within 30 days. While it was an underwriting issue, and it took 7 months for me to go ahead and file at the insurance because I was advised not to by the Pearland location. Once I filed with the insurance, back taxes were paid in full. All I'm going to say is customer service and communication are key when things were good Rosie and Gus were absolutely the best, when we hit a snag we were strangers.
