  Where to start. I’d give a ZERO rating if that was an option. Recently I was the seller of the property and after I had a signed purchase agreement, the buyer was allowed to give a personal check on a closed bank account for the earnest money. The funds by contract were supposed to be secured within 48 hours of the signed purchase agreement. But I was never informed by First American of the fraud, and instead, 1 week prior to closing my realtor received the net proceeds statement with a ZERO for earnest money received. He thought it was a typo! But no, it was real. Buyer had changed their mind 1-week before closing, and I had no warning and no recourse. Neither the title company nor my realtor (Compass Realty) took any responsibility, offered any legal support, or even answered my calls. I will NEVER use any of them again. I was completely scammed. Turns out for me it was SELLER beware!!

  First American is the best Title Company in the business. I bought and sold a few personal residences as well as a handful of investment properties and I've only had good experiences with First American. I cannot say that for other companies.

  Edit (10/29): The manager took my concerns seriously and worked to address them so I have confidence they are on their way to improving (upped my rating to 3 stars). Original: We nearly had to delay our closing due to Am. Title. I had a Wednesday, 9/22 closing. I contacted the office and was always forwarded to the closing "finalizer". I contacted him on Friday, 9/17 and asked when the final cash-to-close number would be available and HOW I would receive the number. He said it should be ready on Monday (9/20) and he would email me the details. I contacted him again on Monday, he mentioned he only has one closing on Wednesday and would email me the details on Tuesday. I contacted him 4 times on Tuesday asking for the details. Late Tuesday afternoon he finally gave me a number over the phone (less than 24 hrs. before closing). The number was $1700 more than my original Closing Disclosure so I asked if he could provide details of how he arrived at his final number. He refused to give me anything beyond the disputed cash-to-close number. The documentation provided by Am. Title indicated that the 2020 taxes were unpaid and that I was responsible for them. Am. Title then claimed that the information they provided was out of date and that the 2020 taxes were no longer my responsibility. Am. Title would not provide any updated documentation or proof that supported this statement. Wednesday morning (a few hours before closing) the Lender was finally able to obtain the Seller's settlement statement that showed a line item for the 2020 taxes being their responsibility. The whole experience was very stressful and unprofessional. Am. Title needs to update their procedures and documentation particularly when closings are close to the tax due dates. Title companies should be legally required to provide cash-to-close 24+ hrs. before closing. (The Lender tried to balance 4 times prior to 9/22 - Am. Title refused until 9/21). Office manager (Sally) seems on top of it and I am hopeful she can fix it (hence increased to 2 stars).
