  The escrow officer, Leticia Galindo-Glueck, did not read the contract, a signed agreement based on a standard Colorado contract. She made mistakes in the closing figures and then, when we brought this to her attention, she first blamed one party and then gave unsolicited and unwarranted (unlicensed) legal advice, saying that we would need to clarify the contract with another contract at closing. This was absolutely not true and we all refused to do that. The contract as it was provided was absolutely clear. She just didn't read it. She eventually corrected the mistake but in the process sent up red flags to both parties that wouldn't have otherwise happened. In other words, the escrow officer took a position and interfered with the execution of the contract. She was ungracious and unprofessional at the closing, praising one party and refusing to shake the other party's hand. Everyone involved in the process left wondering: what exactly do we pay the title company to do?

  I highly recommend avoiding First American Title Insurance company. Incompetence seems to run throughout the company. They have $38,000 of our funds held in an escrow from a closing on our home almost 9 months ago. We get told receptively that they are working with the previous mortgage company, HUD and Cenlar to get a lien that is not valid removed. They constantly tell us they aren't getting anywhere using the same 800 phone numbers. After getting extremely frustrated with calling the same numbers ourselves we took it upon ourselves to contact a local loan officer of the mortgage company and while she didn't do much, it was something First American didn't even try. After that failure we started googling the president of that mortgage company and called and got a lady who works in the Presidents Office and we got immediate correspondence and today we were e-mailed the set of documents that are being sent to both First American Title and Larimer County which should release our funds, it took her 2 weeks. I don't know what fees we paid First American but they certainly did not earn them. You would think that a company whose business is dealing with mortgage companies would have a plan b, c, d when the first attempts don't work. Now they refuse to answer if we will get paid interest or damages for our funds being frozen for over 9 months. There are lots of choices for Title Insurance companies in Northern Colorado, don't let your relator lead you to this company as they have no clue how to handle anything other than a ABC transaction. I repeat THEY HAD $38,000 OF OUR FUNDS FROZEN FOR OVER 8 MONTHS! If we hadn't had a small inheritance come our way we could have never sold our home after closing on our new one.
