Your suite rental covers all utilities, Wi-Fi, a styling chair, and a wash basin. You'll also have access to shared amenities including breakrooms, client waiting areas, and complimentary laundry machines.
What licenses do I need to operate a salon suite?
You'll need a valid professional license from your state board (cosmetology, esthetics, or nail tech), a salon or booth renter license for your suite, a local business license from your city, and a tax registration ID.
What are the typical lease terms and lengths?
We offer one-year lease agreements as our standard rental term.
Am I allowed to decorate and customize my suite?
Absolutely. We encourage you to personalize your space. You can paint the walls, display artwork, add retail shelving, and select your own lighting fixtures. Please note that you'll need to return the suite to its original condition at the end of your lease to receive your security deposit back.
How do I handle product sales and backbar supplies?
You're fully responsible for buying your own backbar products and retail inventory. The benefit of having your own suite is that you retain 100% of your retail profits. You're free to sell any product line you prefer, without the brand restrictions found in traditional salons.
What are the building access hours for renters?
We provide 24/7 secure keyless entry through a keypad, fob, or smartphone app. This gives you the freedom to set your own schedule, see clients early in the morning or late at night, and work on days when traditional salons are typically closed, such as Sundays and Mondays.
Who is responsible for cleaning and repairs?
Von-Rae Salon Suites handles all cleaning responsibilities.
How do I handle client scheduling and payments?
You'll need to establish your own booking software and credit card processing system. Platforms like Vagaro, GlossGenius, or Booksy manage scheduling, automated text reminders, and point-of-sale transactions. We don't provide receptionist services or client booking management.
